Long Time Okotoks, Red Deer Lake Farmer

Looks for Developer

Written by the students of Millarville Community School

A farmer from the Okotoks/Red Deer Lake area decided he had been farming long enough and it was time to sell his land and retire. Being the 5th generation of his family to live on this land, he did not want to part with his homestead but he knew that it had to be done. Walking the 300 000 sq metres of his land checking on his cattle and his crops, he knew every part of his land off by heart. He loved the 900 sq metres of forested area in the north west corner of his property and was particularly fond of the wild life that would find a safe nesting place to bring up their young. On a spring night when the runoff would begin, he could hear the rushing water of the creek as it wound its way from the south west corner to the north east corner of his property. Many times he had to cross this 3m wide creek carrying a calf back to its mother. But he knew that now was the best time to find a developer who would be interested in keeping the land as natural as it could be and yet create a peaceful community for people who wanted to live in the country. So he decided to put an ad in the paper to see which developer could come up with the best plan. His ad read something like this:

"Long Time Resident Looking for Developer"

Long time resident in the Okotoks/Red Deer Lake area needs to find a developer who will create a small country community that will satisfy the current land owner. The current landowner wants the 300 000 sq metres of his land to remain as close to its original condition and that only 1/2 of this total land is to be developed.

When planning the lots, each lot needs to be a minimum of 4000 sq metres, every lot must be accessible by a road which will go through the development and also join up with the main service road. The road allowances in this area must be 8 m across including the ditch on both sides . The plans, complete with detailed explanations and reasons must be submitted to the land owner by May 18th."
